The Client's Challenge

This Alexandria homeowner already used their backyard regularly. The fire pit, dining set, and adirondack chairs in the early progress photos make that pretty clear. What they didn't have was covered space to extend the season, or a way to add real square footage to the house without giving up yard.

The solution was a two-story rear addition. A new sunroom off the back of the upper level, with the supporting posts framing a covered outdoor space at grade. Indoor square footage above (a year-round room with light from multiple sides), patio underneath that finally lets them use the yard when it's raining or the sun's at the wrong angle.

Vale Construction handled the project from permitting through framing and finish.

The Renovation Process

A two-story addition like this starts well before the first piece of framing goes up. Footings have to support both the outdoor structure and everything stacked above it, which means proper depth, width, and inspections at the right stages. Alexandria's older neighborhoods often come with tight lot coverage rules and setback requirements, so the addition was sized to fit within what the city would approve.

Once footings were poured and inspected, framing went up in sequence - posts, then floor framing for the upper level, then walls, then the new roof structure. The gable was framed to tie into the existing roofline cleanly so the addition reads as part of the house rather than something tacked on.

The heavy cross-bracing visible in the progress photos keeps everything plumb and square while the structure is still open to wind and weather. None of that bracing is visible in the finished result, but it matters for the long-term integrity of the build.

Tying a new addition into an existing exterior wall always involves some surgery. Brick gets cut for new door and window openings, flashing has to be detailed correctly at every junction, and existing waterproofing and insulation get reworked at the connection point. Older Alexandria homes (this one being a painted brick mid-century) need extra attention at those tie-ins.
